Their goal is to get some interaction with you so you’ll have a positive experience at their subdivision and buy a home there. You have a right to have or choose not to have representation at any time. The question is generally who will pay for that representation? The homebuilders will compensate your buyer agent — on one condition.
 
Virtually all the new home builders with compensate your buyer agent as long as you don’t initiate contact with the builder, developer, or on-site sales staff, or scan the bar codes on the front door or garage offering more information. Not every builder is that strict, but the big national builders and or their regional subsidiaries are usually very strict. Once you interact in any way with their team, you are completely responsible for your representation.
