Show for Back up status on Heartland MLS

MLS Status – what do they mean by Back-up, Show for Back ups, Taking Back-up offers, etc.

Back up status on the MLS usually means

The Seller has accepted an offer, but they would like another offer to

  • Strengthen the Seller’s negotiating position with the buyer during inspections
  • The Seller would like an offer with better terms than the original offer
  • The Seller thinks the initial offer might not actually close
  • All of the above and some I may not have thought off
  • The Seller has an offer, no contingencies, but would like to keep showings coming in ‘just in case’
  • The Seller is still in final negotiations and waiting on inspections and resolultions of inspections
  • There is still some chance that the Seller or Buyer can back out of the deal depending on what happens without either Buyer or Seller being in ‘Default’
  • There is no clear means to make the contract a ‘Contingency’ which means there is a mechanism to potentially ‘bump’ the first offer for the next offer.
